Planned community, unplanned pests
Metrowest was built as a complete planned community — condos, apartments, single-family pockets, golf course, and Turkey Lake at the edge. The planning didn't include the pests: mosquitoes off the lake and the community's water features, German roaches in the dense condo stock, and the palmetto bugs that love Florida's planned-landscaping mulch beds.
What Metrowest properties face
Turkey Lake mosquitoes. The lake and the community's ponds and fountains breed mosquitoes most of the year. Yard and patio programs on the seasonal cycle are the answer for ground-floor and lake-adjacent units.
Condo German roaches. Dense condo buildings share everything, including roach populations. Building-aware treatment — and HOA coordination when the problem is bigger than one unit.
Palmetto bugs. The community's extensive irrigated landscaping is ideal harborage. Perimeter barriers around individual units plus community-wide pressure awareness.
Ants. The usual Central Florida cast, exploiting the gaps in buildings of every age here.
HOA coordination
Metrowest runs on HOAs, and HOAs have rules about treatments, scheduling, and common areas. We work within them — and when the problem is in the common areas (a dumpster zone breeding roaches, a pond breeding mosquitoes), we help you bring it to the HOA with documentation.
